Proliferation of unprofessional "brokers" in the real estate market - DO NOT BE DECEIVED!

A mass influx into fields considered profitable is a negative trend observed in society. In the current situation, the emergence of an unequal division of labor can be considered among the minor complications. Depending on its form, content, and outcome, a non-professional providing services in a certain field can lead to criminal liability.

A similar situation has arisen in house sales and purchases in the country. The principle of “convenient, fast, and high income” attracts people en masse to this business. There are even facts of one person involving dozens of others in the buying and selling process, operating in a network format.

This unregulated "broker boom" observed in the real estate market not only overshadows the quality of professional services but also creates serious risks for citizens.

Real estate expert Elnur Fərzəliyev told Modern.az-that individuals working in this field must be knowledgeable about their area:

“In foreign countries, for any person to work as a realtor, they must undergo training, obtain a license, and have special permission before they can work in this field. The person must absolutely possess relevant civil-legal, appraisal, and economic knowledge related to their field.”

The expert noted that today there are hundreds of people who have bought houses in undocumented areas:

“Citizens may not be familiar with documentation procedures, which is normal. However, the person selling it must know their job well. Due to not knowing their job well, or intentionally providing false information, there is a significant amount of problematic real estate in the country today. Citizens, unaware, build houses in areas where construction is prohibited. The intermediary then arranges the sale of this house. Hundreds of people, due to unprofessional intermediaries, are unable to obtain title deeds for their homes, cannot register, and are entangled in court cases. This creates very serious liability.”

Elnur Fərzəliyev attributed the cause of the problem to the absence of any institutionalized mechanism related to the real land and property market in Azerbaijan:

“In the future, specializations related to brokerage and sales may be opened in some higher education institutions. If this is implemented, it will be possible to manage the real estate market properly at the higher education level.”
